Is your AC actually not cooling?

1. Thermostat: Set it to Cool, 3–5°F below the room temperature. If the screen is blank, replace the batteries.^[1]
2. Air filter: In summer, check it every month. Change it if it looks dirty — and at least every 3 months.^[2]
3. Outdoor unit: While the thermostat calls for cooling, look at the outdoor unit: the fan on top should spin and you should hear it running.^[1]

Plumbing

Could you have a hidden leak?

1. Water meter test: Write down your meter reading, use no water for 2 hours, then read it again. Any change means you probably have a leak.^[3]
2. Toilet dye test: Put a few drops of food coloring in the toilet tank and wait 10 minutes without flushing. Color in the bowl means the tank is leaking.^[3]
3. Under your sinks: Look at and feel the pipes that connect to the faucet for moisture, and check for pooled water around the water heater and dishwasher.^[4]

Septic

Does your septic tank need a pump-out?

1. Last pump-out: Find the date on your receipts or home records. Most household tanks are pumped every 3 to 5 years.^[5]
2. Several slow drains: Are tubs, sinks and toilets all draining slowly — even after using a plunger? That points to the septic system.^[6]
3. Walk the drain field: Look for standing water, sewage odor, or bright green, spongy grass over the tank or drain field, even in dry weather.^[7]

Safety: Never open or lean into the septic tank. The gases inside can be deadly.^[8]
